Silver Label Certified, why is it important?
As you are probably aware, selling your mobile or manufactured home in British Columbia can have a few hurdles. If the building has been renovated or is missing it's CSA sticker, unfortunately you CAN NOT legally sell your home in British Columbia.
The building will have to be re-certified for sale and gain a new BCSA silver label. B Connected Electrical Inc. has built an information page below, to help guide you through this process.
If you are thinking about moving or estate planning for the years ahead, don't wait until the last minute to ensure that your home is ready to sell.
FYI: Manufactured homes and mobile homes can not be sold in British Columbia without an original CSA mark.
Where to look for your sticker: Typical locations for you CSA label are outside near the front door, at the electrical panel, or near the hot water tank location. Unfortunately these labels can be covered or destroyed due to renovation work.
Background: The Canadian Standards Association mark of certification is required for all electrical manufactured products sold or used in British Columbia. Because your home was built in a factory and shipped to site, this CSA mark is applied to the building as an approved product, in it's original form.
Situation: The BC Safety regulations act specifically states that "a manufactured home can not be sold without bearing it's CSA mark of approval." In addition, if the home has been modified in any way (additions, new outlets, ceiling fans, heating or gas systems), unfortunately your CSA certification is null and void.
Summary: If your CSA certification mark is missing, or the home has been modified in any way, you will need to have it re-certified under the BCSA silver label program for manufactured housing.
Process: B Connected Electrical Inc. will complete a government mandated electrical inspection list, and identify any areas of concern or upgrades required for your home. Once those repairs are complete we will submit a request for inspection to the provincial authority, the BCSA, who will make an appointment to review our inspection on site and provide a new certification mark, the coveted silver label.
Test highlights: In addition to inspecting any wiring changes that may have taken place, typical work required for re-certification will included GFCI outlets for bathrooms and outside plugs, hard wired 120 volt smoke detectors in the hallway, and possibly replacing ceiling light boxes with metal if a fan has been installed.
The good news: If your mobile or manufactured home is mostly original and in good condition, B Connected can typically get your re-certification through with a minimal amount of extra work. We will be thorough, ensure that it is SAFE, and that you have that precious silver label on the home when it matters.
The not so good news: If your home shows a history of unqualified handyman electrical work, has additions or outbuildings, or has general disrepair, we may have some work to do together. Unfortunately shortcuts or un permitted work that saved some money at the time, will now need to be corrected.
The big one . . .cost: B Connected is proud to offer a flat inspection fee* up front, that we feel is very competitive, this flat fee includes your $187 BCSA permit fee and our comprehensive inspection by qualified journeymen. We will identify any areas that need work and discuss the required additional time and budget to get the home ready for it's new SILVER LABEL. Hopefully, your home falls into the good news category, and we can have you ready for re-certification within the same day. If you have more complex repairs needed, don't worry we have your back and budget in mind.
*Our flat fee includes the BCSA permit fee and the labour for a qualified electrician to thoroughly go through your home and check for any repairs necessary. Repairs are not covered under the flat fee.
